How to make a real estate website in India (2026)
Property buyers in India search by locality, then call whoever answers first. A real estate website gets you into those searches with listings, RERA details and an enquiry form, without depending only on 99acres and MagicBricks. Eight steps, with costs.
Portals like 99acres, MagicBricks and Housing.com bring volume, but every lead there is shared with five other agents and costs a subscription that typically runs ₹15,000 to ₹60,000 a year per package. Your own website captures the buyer who searched "2 BHK in Wakad under 80 lakh" and landed on your page, called you alone, and never saw the competition.
A real estate website has specific needs: listings that are easy to add and remove, locality pages that rank, RERA details that keep you compliant, and an enquiry flow that reaches your phone in seconds. This guide covers all of it for a broker, an individual agent or a small builder. Neweb for real estate handles the plumbing; the steps apply to any platform.
What you'll need
Prepare these before building. RERA details and listing photos are the slow items.
- RERA registration number (agent or project) for the state(s) you operate in, with the validity date.
- 10 to 30 listings with locality, configuration, carpet and built-up area, floor, age, price or rent, maintenance, and 4 to 8 photos each.
- Locality knowledge written down: schools, metro stations, IT parks, hospitals, typical price per sq ft for each area you serve.
- Your services: buying, selling, rentals, NRI services, home loan assistance, legal verification, with any fee structure.
- Business identity: firm name, office address, phone, WhatsApp Business number, GSTIN if registered.
- Testimonials from past buyers or landlords with first name and locality.
- A domain with your firm name or your name plus "realty" or "properties", checked on the domain checker.
Choose your positioning: locality, segment or service
Buyers trust specialists. "Flats in Hinjewadi and Wakad" or "Independent houses in Jubilee Hills" beats "Properties across Pune". Pick the two or three localities where you have the most listings and the deepest knowledge, and decide whether you lead with resale, rentals, new launches or plots. Write that positioning in one sentence; it becomes your homepage headline and your page titles.
If you are a small builder, the positioning is the project: its locality, configurations and possession date. One site per project is common and perfectly fine.
Register the domain and set up the business identity
Pick firm-name domains (shreeramrealty.in, kumarproperties.com) and avoid locality-only names you may outgrow. A .in typically costs ₹500 to ₹900 a year and a .com ₹900 to ₹1,500; Neweb includes a free .in or .com in the Starter plan, registered in your name. Set up a business email on the domain (enquiries@yourfirm.in) so buyers do not see a Gmail address on a ₹1 crore deal; the business email guide covers it.
Build locality pages, not just a listings page
This is the step that brings search traffic. For each locality you serve, create a page with 300 to 500 words you wrote yourself: who lives there, connectivity, schools and hospitals, typical rates per sq ft for 1, 2 and 3 BHK, what is under construction, and the listings you currently have there. Title it "Flats for sale in Wakad, Pune" and link it from the homepage.
Portals cannot write this level of local detail for every micro-market; you can. Use the meta title generator for the title and description. Neweb's SEO autopilot keeps these titles and locality mentions updated as your listings change.
Create listing pages with the fields buyers filter by
Each listing needs a standard set of fields so buyers can compare: configuration, carpet area and built-up area in sq ft, floor and total floors, facing, age of building, furnishing, parking, maintenance per month, price or rent, deposit for rentals, possession status, and the RERA number for new projects. Add 4 to 8 photos compressed with the image compressor, and a map pin at the building, not the locality centre.
- Write two honest lines about the property's drawbacks; buyers trust the listing more and visit sooner.
- Mark sold or rented listings as such instead of deleting them; the page keeps ranking and shows your track record.
Add enquiry capture that reaches you in seconds
Every listing and locality page needs three buttons: Call, WhatsApp with the listing name pre-filled (use the WhatsApp link generator), and a short form asking for name, phone, budget and preferred locality. The form should email you and, ideally, send a WhatsApp alert; a lead answered within five minutes converts several times better than one answered the next morning.
Add a "schedule a site visit" option with a date picker or a pre-filled WhatsApp message. For rentals, add an EMI or rent affordability pointer using the EMI calculator; buyers appreciate it and stay on the page longer.
Display RERA details and the legal footer correctly
Under RERA, agents must be registered in each state they operate and display their registration number in advertisements, which includes your website. Put the RERA number and validity in the footer and on every listing of a RERA-registered project with the project's own number. For new projects, state the possession date as per the RERA filing, not the sales pitch.
Also in the footer: legal entity name, office address, phone, email, GSTIN if registered, and links to a privacy policy and terms generated with the privacy policy generator. Add a one-line disclaimer that listings are subject to availability and prices are indicative. This is not legal advice; confirm state-specific display rules with your RERA authority or a lawyer.
Set up Google Business Profile and local signals
Claim your Google Business Profile as "Real estate agency" or "Real estate consultant" at your office address, add the website, hours and photos of the office and recent listings, and collect reviews from closed deals. Agents with 20 to 30 reviews mentioning localities tend to appear for "property dealer in [locality]" searches that portals cannot win.
Link your locality pages from the profile's posts, and keep your name, address and phone identical on the website, Google, JustDial and Facebook; mismatches cost rankings. Our local SEO guide has the 90-day checklist.
Launch, syndicate and keep listings fresh
Before launch, open a listing on a phone and test every button; confirm the form reaches your email and phone. After launch, add the site link to your portal profiles, WhatsApp Business, Instagram and the signature on every email.
Set a weekly 30-minute routine: add new listings, mark closed ones, update one locality page with a price or infrastructure change. Fresh listings are what both buyers and Google keep coming back for, and a site last updated six months ago reads as an agent who has moved on.
Cost and time summary for a real estate website
Typical 2026 figures for an individual agent or small brokerage in India, alongside portal subscriptions for comparison.
| Route | Upfront (typical) | Per year after | Time to launch | Listing management |
|---|---|---|---|---|
| Neweb Starter | ₹0 | ₹2,988 (₹249/mo) incl. domain, hosting, SSL, GBP | 1 to 2 days | Yourself, dashboard |
| Freelancer on WordPress + listing plugin | ₹15,000 to ₹40,000 | ₹4,000 to ₹10,000 hosting, plugin, domain | 3 to 5 weeks | Yourself after training |
| Agency custom portal-style site | ₹60,000 to ₹3 lakh | ₹15,000 to ₹50,000 AMC | 6 to 12 weeks | Agency or trained staff |
| Portal subscriptions (99acres, MagicBricks) | ₹0 | ₹15,000 to ₹60,000 per portal package | Today | Inside the portal; leads shared |
All figures are typical ranges seen across Indian vendors in 2026 and vary by city and scope; treat them as planning numbers, not quotes.
Common mistakes to avoid
- A single "Properties" page with 60 listings and no locality pages. Nothing ranks, and buyers cannot find the one they want.
- Missing or outdated RERA number. It is a compliance issue and the first thing a cautious buyer checks.
- Prices hidden behind "call for price". Buyers assume it is above their budget and leave; ranges are fine.
- Stock photos of skylines. Buyers want the actual flat, the actual view and the actual parking.
- Form leads that go to an inbox nobody checks. Route them to WhatsApp or a phone alert; speed decides the deal.
- Listings never marked sold. Buyers call, you say it is gone, trust drops; mark them sold and keep the page.

How much does a real estate website cost in India?
Typically ₹249 a month all-inclusive on Neweb; ₹15,000 to ₹40,000 upfront plus ₹4,000 to ₹10,000 a year for a WordPress site with a listings plugin built by a freelancer; or ₹60,000 to ₹3 lakh for a custom portal-style build from an agency. Portal subscriptions run ₹15,000 to ₹60,000 a year per package on top.
Do I need a RERA number on my real estate website?
Agents must be RERA-registered in each state they operate in and display the number in advertisements, which includes websites. Put the agent number in the footer and the project number on each new-launch listing. Confirm state-specific requirements with your RERA authority.
Can a real estate website compete with 99acres and MagicBricks?
Not on volume, but on locality searches, yes. Portals cannot write detailed, current pages for every micro-market; an agent with two or three well-written locality pages and 20 reviews often outranks them for "flats in [locality]" and gets the lead alone instead of shared with five agents.
What details should a property listing include?
Configuration, carpet and built-up area, floor and total floors, facing, building age, furnishing, parking, maintenance, price or rent and deposit, possession status, RERA number for new projects, 4 to 8 real photos, and a map pin at the building.
Should I show property prices on the website?
Yes, at least as a range. Hidden prices make buyers assume the property is above budget. Showing prices also filters enquiries to people who can actually afford the property, saving you site visits that go nowhere.
How do I get leads from my real estate website?
Rank locality pages for the areas you serve, put Call, WhatsApp and a short form on every listing, route form submissions to your phone, and answer within five minutes. Add your Google Business Profile with reviews so "property dealer near me" searches reach you too.
